HABITELYA
Residents, operators and developers share one record for everything that happens after handover.
01The problem
Handover is where a development's daily life begins, not where the work ends. A wave of snags and defects follows, warranty responsibility has to be settled case by case, and facility teams otherwise run requests through phone calls and spreadsheets. The first years of ownership decide whether owners recommend the developer's next project, and lessons about contractors and recurring defects need to reach the next tender and design review.
02The system
The operating system for life after property handover.
HABITELYA is a connected platform for towers, residences and villa communities. Residents, operators and developers each see their own view, linked through one shared record. Residents handle statements, amenities, maintenance and community. Operators manage work orders, assets, vendors, inspections and service levels. Developers see quality intelligence, contractor performance and resident satisfaction across their portfolio. Every capability follows the same roles, audit trail and review rules.
03Why it matters
Residents, operators and developers share one system for maintenance, amenities, warranties and community life.
Built for
- Developers of towers, residences and villa communities
- Residents living in those developments
- Facility managers and operations teams
- Handover teams, concierge staff and vendors
04What it does
- 01
Digital handover and warranty
Units, documents, acceptance and warranty terms carried forward from handover day, with inspection records and snag tracking for each unit.
- 02
Defects closed with evidence
Residents report issues with photos. Teams triage, assign contractors and close each case with evidence. Warranty coverage stays a recorded human decision.
- 03
Operations control tower
Work orders, service levels, vendors and inspections in one operational queue for facility teams.
- 04
Developer quality intelligence
Recurring defects, warranty trends and contractor performance become lessons for the developer's next tender and design review.

06How it works
- 01
Resident report
A resident reports an issue with photos, a description and the location.
- 02
Warranty check
Coverage and responsibility are checked, and whether the warranty applies is recorded as a human decision.
- 03
Work order and resolution
A contractor is assigned with a service level, and the completed work is approved before the case closes.
- 04
Insight for next project
Patterns across cases are detected and carried into the developer's future projects.
07What makes it different
HABITELYA treats handover as the beginning rather than the end. It runs under the developer's own brand, keeps residents, operators and developers on one record, and turns defect and warranty history into lessons for the next project.
08Trust and governance
Sign-in is closed, access is role-based and default-deny, and each developer's data stays inside its own workspace. AI output is labelled as a draft and separates facts from assumptions. Payments, access permissions and warranty rulings are decided by people only. Sensitive actions are audited with named accountability.

Places
HABITELYA holds the part of the Places orbit that begins at handover, when a finished building becomes a place where people live. It applies the shared method to residential life: start from the resident's real issue, attach evidence to every claim, and keep warranty and payment decisions with named people.
